BIM that removes surprises from your build
A data-rich digital twin of your project gives every stakeholder one source of truth, from first design to final handover.
For offices, retail stores and restaurants, Building Information Modeling is no longer a nice extra. It is how complex fit-outs stay on schedule and on budget.
We model architectural features and MEP systems before construction starts, run clash detection between trades, and derive material take-offs straight from the model. At handover you receive an as-built model of your space.
Through our strategic partnership with MBSP, a BIM and consultancy firm with global reach, we bring experience from business centres, hotels, banks and stadiums to every project.
Level of Development, LOD 100 to 500
Every BIM model is built up in stages. The Level of Development (LOD), defined in the BIMForum LOD Specification, tells everyone how far each element can be relied on: from a first massing study to a field-verified model of the finished space. We agree the target LOD per element with you at the start, so drawings, quantities and costs match the stage of the project.
- LOD 100
Concept
Massing and symbols showing that an element exists. Used for early area, volume and cost studies.
- LOD 200
Approximate geometry
Generic elements with approximate size, shape, location and quantity. The basis for design development.
- LOD 300
Precise geometry
Specific elements with accurate dimensions, position and orientation. Drawings, quantities and clash checks come straight from the model.
- LOD 400
Fabrication & installation
Shop-level detail with layers, fixings and connections, ready for production of joinery and installation on site.
- LOD 500
As-built
A field-verified model of the finished space, handed over for facility management and future works.
Between 300 and 400, LOD 350 adds the interfaces between trades, for example where ductwork, ceilings and joinery meet, which is where most site clashes are prevented.
BIM solutions
Delivered together with our BIM partner MBSP, from the first tender model to the building's day-to-day management.
BIM management & consultancy
BIM execution plans, standards and information requirements set up around your project, so every party models and shares data the same way.
Modelling & clash detection
Architecture, structure and MEP combined in one coordinated model, with clashes between trades solved on screen before work starts.
Tender support
Models, quantities and planning that make a tender complete and comparable, for interiors as well as larger building and infrastructure works.
Shop drawings
Coordinated, model-based shop drawings for joinery, ceilings, partitions and installations that site teams and workshops can build from directly.
Cost certainty
Quantities and material take-offs from the model, so the budget is grounded in data and changes are priced quickly.
As-built documentation
A model and drawing set that matches what was actually built, checked against site measurements, as the reference for every future change.
Facility management
Asset data linked to the model for maintenance, space planning and energy monitoring through the life of the building.
Plugin development
Custom tools for Revit and Navisworks that automate repetitive work and cut modelling errors on specialised projects.
BIM training
Practical training in BIM management, Revit and Navisworks for client and project teams adopting BIM.
